Bear Creek Apartments Phase II, developed in partnership with Home First Development, will add 40 affordable family units to Molalla, Oregon. Featuring 2- and 3-bedroom apartments, the units will be available to households earning at or below 60% of the area median income (AMI).
The development will be situated near Molalla’s town center, offering walkable access to schools, grocery stores, parks, and retail shops. Shared amenities across Phase I and II will include a 1,500-square-foot community gathering space, a basketball court, outdoor fields, bike racks, and access to the property’s creek, fostering community engagement and recreation.
Designed to green building standards comparable to Earth Advantage Gold, the apartments will feature patios or balconies, additional storage, and spacious layouts. Financing for Phase II includes Local Innovation Fast Track (LIFT) funds and construction and permanent debt from WaFd Bank.
