I hereby authorize Green Light Housing and/or it's agents or affiliates to verify my rental, credit, or employer history and any other information provided by the prospective tenant on this lease application. Green Light Housing may or may not verify information listed in my application through third party tenant screening services including but not limited to the National Tenant Network. Green Light Housing is not obligated to run applicant's credit if Green Light Housing denies applicant's application based on other grounds (insufficient income, insufficient rental history, insufficient employment history, dispossessory filing, etc). Green Light Housing will not process applicant's application until the application fee has been paid and will continue to try to rent the property to other applicants until the reservation money has been paid (even if applicant has paid an application fee, applicant's application has been approved or applicant has scheduled a time to reserve the property). Decisions regarding applications may be sent via any of the emails listed on the application or via the email address for the PayPal account used to pay via PayPal. Any and all application fees are non-refundable even if applicant pays more than the amount due for the application fee. Regardless of whether or not applicant's application is approved, denied, wait-listed or if the property has already been rented, the application fee is non-refundable. It is a good idea to make sure that the property is still available before applying. Applications are only good for 30 days and are only good for the one property listed on the application. A new application and application fee will need to be paid after 30 days. If applicant reserves a unit by putting down a reservation fee or earnest money, this money will only be refunded if applicant is rejected and will not be refunded if the tenant changes his or her mind, has a sudden loss of income, or is otherwise unable to enter into a lease agreement with Green Light Housing. Upon execution of the lease with Green Light Housing, any reservation fee or earnest money shall become the security deposit for the unit. Applicant has had an opportunity to inspect the property. All units are leased AS IS unless a separate agreement stating alterations to the unit is in writing and signed by both parties.
